Contractor Information
Construction Hours
Normal construction hours are from 7 am to 6 pm Monday - Friday. Saturday hours are from 9 am to 4 pm. Construction work on Sundays and Holidays (New Year's Day, Easter, Memorial Day, Independence Day, Labor Day, Thanksgiving, Christmas) is prohibited.
 
Construction Trailers & Shed
No construction trailers or sheds are permitted on the lot during construction without prior review and approval by the ARB.
 
Debris and Trash Removal
All building sites must have a dumpster on the site prior to the foundation being completed. Failure to comply with this policy will result in a $50/per day. Project sites not completely cleaned of all debris by 5:30 pm on Friday may result in the Association cleaning and storing the debris on site. A minimum charge of $100 will be assessed to the lot owner per half-hour of cleaning service.
 
Dust, Noise and Odor
No radios, loud noise, or pets are allowed on the property. No activity is permitted on any part of the property, which is illegal, noxious, or offensive to the residents.
 
Prohibited Items and Uses
Construction personnel are prohibited from fishing in the lakes or disturbing wetlands. Burning of trash and debris is strictly prohibited.

Real Estate News
While the real estate market in the Oyster Bay Harbour neighborhood is showing some signs of slowing down, the average square-foot price of home sold continues to increase.
 
Here's a quick quarterly recap of the Oyster Bay Harbour as of September 30, 2024:
  • Recent Home Sales in Oyster Bay Harbor
    • One home sold during the 3rd quarter of 2024, which was a 2,248-sq-ft. home. This home sold for $875,000 or $389/sq-ft. This square-foot price was up slightly from the $373/sq-ft average sales price seen in 1st Quarter of 2024 as well as the $374/sq-ft average of the 2nd Quarter of 2024. It was also up 6% from the average $366/sq-ft price of the homes sold in Oyster Bay one year ago.
  • Homes Currently Available for Sale in Oyster Bay Harbor
    • There are currently nine existing homes listed as Active for sale in the Oyster Bay Harbour neighborhood ranging in price from $824,000 - $2,287,000. The average listed price per square foot is $457.
  • New Home/Lot Packages Available for Sale in Oyster Bay Harbor
    • There are also currently two home/lot building packages listed Active for sale in Oyster Bay Harbour with an average price of $984,500, or $364/square-foot.  
    • The one on Compass Point will be built by the builder Artisan, and the one on Bay View will be built by Beckon Home Builder.
  • Homes Under Contract in Oyster Bay Harbor 
    • Four homes are currently Under Contract in the neighborhood. Two are existing homes on interior lots and the other two are villas that are in the process of being built by the builder Artisan. The average square-foot price of these homes is $343/square-foot, for a total average price of $996,450 per home. However, this listed price may differ from the final sale price once the home sales are fully closed.
  • Vacant Lots Available for Purchase in Oyster Bay Harbor
    • No vacant lots in Oyster Bay sold in Q3 2024, and as of September 30, 2024 no vacant are currently Under Contract.
    • There are currently 9 vacant lot listings Active for sale. The average price of lots listed for sale is $293,944.
